Short Term Property Rental Permits
AirBNB, VRBO and Other Short Term Rentals
Metropolitan Nashville has laws that govern the use of private property for short term property rentals such as AirBNB and VRBO. The regulations around short term rentals (STRPs) have changed a number of times, and the history of the laws can be found here.
At present, there are two types of STRPs permitted in Nashville - owner occupied and non-owner occupied. The latest ordinance, ORDINANCE NO. BL2017-608, curtailed new permits for non-owner occupied STRP permits, which are now only allowed in non-residential zones. Additionally, existing STRP permits will begin to phase out in 2021.
